Principality at a glance

What Principality Building Society does

Principality is a mutual building society headquartered in Cardiff. It specialises in savings and residential mortgages and serves customers through its online profile, telephone teams, branches and agencies.

Principality does not offer an everyday current account. This means its online services are focused primarily on eligible savings and mortgage accounts rather than debit-card spending or bill-payment banking.

Organisation type

Member-owned UK building society.

Primary services

Savings, Cash ISAs and residential mortgages.

Head office

Principality House, The Friary, Cardiff, CF10 3FA.

Service area

Branches and agencies across Wales and the borders.

Do not choose by mutual status alone. Compare the interest rate, access restrictions, mortgage fees, Early Repayment Charges, branch availability and digital functionality with other suitable providers.
Mutual ownership explained

What Principality membership can mean

Membership provides a relationship with the Society but does not replace product comparison
Membership feature Possible value Important limitation
Member ownership Eligible customers are members rather than external shareholders owning the Society. Membership does not guarantee the highest savings rate or lowest mortgage cost.
AGM voting Eligible members can vote and take part in formal Society governance. Qualifying dates, account conditions and voting rules apply.
Branch service Face-to-face support remains available across a substantial Welsh network. Not every product or specialist service is available in every location.
Bilingual identity Principality maintains a strong Wales-focused service and Welsh-language presence. Specific support-channel availability should be confirmed when required.
Member communications Members can receive information about the Society’s performance and governance. Product rates and benefits can still change independently.
Closing your only account? Ask whether the closure ends your membership and whether that matters before moving the full balance or redeeming the only mortgage.

Choose Principality savings by access and purpose

Move from savings goal to the correct account structure

?
1. Define the goal

Emergency savings, regular saving, fixed return, ISA or longer-term reserve.

%
2. Identify the rate

Check AER, gross rate, variable or fixed status and any introductory bonus.

3. Test access

Count withdrawals, notice, closure restrictions and management channels.

4. Check the exit

Understand maturity, ISA transfer, early closure and linked-account rules.

Match the account to when the money may be needed
Purpose Account type to examine Most important check Main risk
Emergency fund Easy-access savings Can money be withdrawn immediately and how? A variable rate can fall.
Monthly saving Regular saver Monthly funding limits and missed-payment rules. Restrictions may reduce flexibility.
Limited withdrawals Access or bonus saver Number of permitted withdrawals and bonus conditions. An extra withdrawal can reduce the rate.
Fixed return Fixed-rate bond Whether any early access is allowed. Money may be unavailable before maturity.
Tax-free saving Cash ISA Transfer, withdrawal, maturity and flexibility rules. Manual withdrawal can affect ISA status.
Face-to-face support Branch-exclusive savings Whether opening and management require a branch. The account may be less convenient when travelling or moving.

Withdraw from Principality savings without creating a delay

Identify the exact account Confirm whether it is online-only, branch-based, easy access, restricted access, fixed term or an ISA.
Read the withdrawal conditions Check the minimum amount, withdrawal count, notice period and early-access consequences.
Confirm the payment destination Electronic withdrawals generally need to go to the verified linked account in the customer’s name.
Use the correct instruction channel Options may include the online profile, secure message, telephone, branch, post or cheque.
Check whether the withdrawal closes the account A full withdrawal may automatically close some accounts.
Keep the confirmation Save the requested amount, destination, date and reference.
Common withdrawal routes and practical checks
Withdrawal route Possible use Check before proceeding
Electronic transfer Move eligible savings to the verified linked bank account. Account name, sort code, account number, daily limit and processing time.
Branch cheque Request a cheque from an eligible account. Principality currently publishes a branch or agency cheque limit of up to £85,000 without the larger-withdrawal notice process.
Cheque above £85,000 Large eligible withdrawal. Contact the intended branch at least five business days in advance.
Telephone cheque request Request an eligible cheque without travelling. The request can take up to five business days to complete.
Fixed-term closure Close or transfer where the product allows it. Interest penalty, notice, complete closure or prohibition on early access.
A large withdrawal may need additional checks. Be prepared to explain the purpose, destination and source of the money and provide supporting documents when requested.
Online-only savings security

Understand and change a Principality linked account

A linked account is an external UK bank or building-society account that Principality has verified belongs to the saver. It helps reduce fraud risk when money is withdrawn electronically.

Why it exists

It limits electronic withdrawals to a pre-verified account belonging to the customer.

Online route

Log in and send a secure message requesting the linked-account change.

Telephone route

Call 0330 333 4000 and complete the security checks.

Open the current account details Confirm which external account is currently linked.
Prepare the new bank details Have the account holder name, sort code and account number.
Confirm ownership The replacement account normally needs to be in the Principality customer’s name.
Submit the change securely Use a secure message or telephone support rather than ordinary email.
Wait for confirmation Do not make a large withdrawal until the new linked account is visible or confirmed.
Verify the first payment carefully Confirm the receiving account and amount before authorising it.
Changing the linked account does not automatically cancel a payment already in progress. Ask Principality about any pending transfer separately.
Cash ISA transfers and maturity

Transfer a Principality ISA without losing tax-free status

Do not withdraw ISA money into an ordinary bank account merely to move providers. Use the formal ISA-transfer process so the providers transfer the money directly.
Transfer to Principality

Use the digital transfer form under Manage this account where supported or submit the appropriate signed form.

Transfer away

Ask the receiving ISA provider to initiate the transfer from Principality.

Internal transfer

Principality currently requires the complete balance when transferring between two Principality ISAs.

ISA decisions that need additional care
Situation Potential problem Safer action
Transfer from another Cash ISA A manual withdrawal may remove the funds from the ISA wrapper. Complete Principality’s formal Cash ISA transfer process.
Transfer from Stocks and Shares ISA The receiving product and transfer process differ. Use the dedicated Stocks and Shares ISA to Cash ISA form.
Transfer between Principality ISAs A partial internal transfer is not currently supported. Transfer the full balance using the internal transfer form.
Fixed-rate Cash ISA Early closure or transfer can create a substantial interest penalty. Read the exact product terms before submitting instructions.
ISA maturity The money may move into a default maturity product. Review and submit the maturity options before the deadline.
Fixed ISA example: Some current two-year Principality fixed Cash ISAs state that early closure or transfer can cost 180 days of interest. If insufficient interest has been earned, the deduction can reduce the original capital.

First home, moving, remortgage, deal switch, porting, overpayment or support.

2
Check the existing deal

Record the balance, interest rate, end date, term and ERC.

3
Compare total cost

Include payments, product fees, legal work, valuation and incentives.

4
Confirm the change

Keep the offer, effective date, payment and completion information.

First-time buyer

Estimate deposit, affordability, monthly cost and required evidence.

Moving home

Check whether the existing mortgage can be ported and whether extra borrowing is needed.

Remortgage

Compare Principality and other lenders after fees, legal costs and ERCs.

Existing customer

Switch the product, overpay, request a statement or discuss account administration.

Documents commonly needed

Income and employment evidence
Self-employed tax or accounts information
Bank statements
Deposit evidence
Source-of-funds evidence
Existing mortgage statement
Credit commitments
Identification and address evidence
Your home may be repossessed if you do not keep up repayments on your mortgage. A calculator, illustration or initial assessment is not a final mortgage offer.
Existing mortgage customers

Switch a Principality mortgage before the current deal ends

Current switching window: Principality says existing customers with fewer than six months remaining on their current deal can review switching options.
Compare the available mortgage routes before selecting a new deal
Option Possible advantage Important check
Switch online without advice Complete an eligible product transfer independently. You are responsible for choosing a suitable deal without personalised advice.
Switch by telephone with advice Discuss the available Principality options with a mortgage expert. Appointment and eligibility requirements.
Allow the deal to end May avoid committing immediately to another fixed term. The mortgage may move to a higher variable rate.
Remortgage elsewhere Access the wider mortgage market. New underwriting, valuation, legal work, fees and timing.
Switch before the permitted date Secure another rate earlier. An Early Repayment Charge may apply.
Find the deal-end date Use the mortgage offer, annual statement or online profile.
Check the current balance and term Confirm whether the mortgage has more than one account part.
Identify the Early Repayment Charge Read the Early repayments section of the mortgage offer.
Compare product fees A lower interest rate can still cost more after a large product fee.
Choose advised or non-advised switching Use telephone advice when you need help deciding between the available deals.
Save the switch confirmation Retain the selected rate, product fee, start date and revised payment.
Reduce the mortgage balance

Make a Principality mortgage overpayment safely

Published general allowance: Principality currently says customers can generally overpay up to 10% of the mortgage balance in each calendar year without an Early Repayment Charge. The allowance is based on the balance on 1 January.
Check the mortgage offer The individual offer controls the allowance and Early Repayment Charge.
Confirm the 1 January balance Calculate 10% using the relevant opening-year balance unless the offer states differently.
Add earlier overpayments Include lump sums and regular extra payments already made in the calendar year.
Keep an emergency reserve Do not use cash that may be needed for essential household costs.
Use the correct payment details Follow Principality’s official bank-transfer, telephone, branch or cheque instructions.
Keep proof of payment Save the date, amount, mortgage reference and updated balance.

Estimate a general 10% overpayment allowance

Use the relevant balance shown by Principality.
Include regular and lump-sum overpayments.
Compare with the remaining estimated allowance.
Estimated allowance remaining before the new payment
£15,000.00

Confirm the actual allowance and ERC with Principality before sending money.

This calculator is not an ERC quotation. Some mortgage products can have different rules, and an amount above the allowance may create a charge.
Mortgage payment difficulties

Contact Principality early when repayments may become difficult

Specialist mortgage payment support:

Call 0330 333 4020, Monday to Friday during the published specialist opening hours.

Mortgage account number
Next payment date
Current household income
Essential household spending
Other credit commitments
Reason for the financial change
Expected duration of the difficulty
A safe telephone number and contact time
Ask about the full consequence of every option. A temporary payment reduction or term extension can lower the immediate payment while increasing the total interest or changing the mortgage end date.
Do not cancel the mortgage Direct Debit without discussing the effect. A missed payment can affect the mortgage account and credit record.
