Building Society Cash ISA Guide: Rates, Transfers & Withdrawals

A building society Cash ISA lets you earn interest without UK income tax inside the ISA wrapper, but the right account depends on more than the advertised AER. Access rules, transfer acceptance, fixed-term penalties, minimum deposits and whether the ISA is flexible can matter just as much.

For the current 2026/27 tax year, the overall adult ISA allowance remains £20,000. You can split that allowance across more than one eligible ISA, but the total new subscriptions across your ISAs must stay within the applicable limit.

Rate warning: Cash ISA products can be repriced, replaced by a new issue or withdrawn with little notice. Rate examples on this page are a dated September 2026 snapshot. Re-open the provider’s live product page immediately before applying or starting a transfer.

Meaningful editorial review: 22 September 2026. UK ISA rules, current building society products, transfer guidance and FSCS protection were re-checked for this guide.

Building Society Cash ISA: Quick Answers

2026/27 ISA allowance £20,000 across your adult ISAs for the tax year running from 6 April 2026 to 5 April 2027.
Interest tax Interest earned inside a Cash ISA is free of UK income tax under current ISA rules.
Multiple Cash ISAs Current rules allow adults to subscribe to more than one Cash ISA, provided total ISA subscriptions remain within the overall allowance.
ISA transfers Use the new provider’s formal ISA transfer process rather than simply withdrawing the money yourself.
Cash-to-cash transfer target GOV.UK says transfers between Cash ISAs should normally take no longer than 15 working days.
Flexible ISA A flexible Cash ISA can let you replace eligible withdrawn money during the same tax year without using additional allowance.
FSCS protection Eligible UK bank and building society deposits are currently protected up to £120,000 per eligible person, per authorised firm.
Adult Cash ISA age Adult Cash ISAs are generally for eligible savers aged 18 or over and are held in one person’s name rather than jointly.
Most important distinction: “easy access”, “limited access”, “fixed rate” and “flexible” describe different things. An account can allow withdrawals but still be non-flexible for ISA allowance purposes.

What Is a Building Society Cash ISA?

A Cash ISA is a savings account held inside the UK Individual Savings Account system. Instead of paying income tax on interest that falls outside your normal savings allowances, eligible interest earned inside the ISA remains tax-free.

A building society Cash ISA works under the same HMRC ISA framework as a Cash ISA offered by a bank. The fact that a provider is a mutual building society does not create a different ISA allowance or separate tax rules.

A Cash ISA gives you

  • Tax-free interest under ISA rules.
  • A wrapper that can continue across future tax years.
  • The ability to transfer qualifying ISA money between providers.
  • A choice of easy, limited or fixed-access products depending on provider.

A Cash ISA does not guarantee

  • The highest savings rate in the market.
  • Unlimited withdrawals.
  • Penalty-free early access.
  • That every provider accepts every type of ISA transfer.
  • That all savings under different brands have separate FSCS limits.

Rate comparison trap: a five-year fixed ISA and an easy-access ISA solve different problems. A higher fixed rate can be poor value if you later need the money and must pay a large interest penalty to get it back.

Easy Access, Limited Access or Fixed Cash ISA?

ISA type
May fit when
Check before opening
Easy access
You may need your savings without a long lock-in period.
Variable rate, minimum balance, transfer rules and whether the ISA is genuinely flexible.
Limited access
You expect only occasional withdrawals and can work within a withdrawal limit.
How many withdrawals are allowed and what happens after exceeding the limit.
Fixed rate
You can leave a lump sum mostly untouched and value a guaranteed rate.
Fixed term, funding deadline, early-access charge and what happens at maturity.
Flexible ISA
You may withdraw and later replace eligible money during the same tax year.
The provider must specifically describe the account as flexible; easy access alone is not enough.
Portfolio Cash ISA
A provider lets you hold more than one ISA product under one portfolio structure.
Which products are inside the portfolio and how deposits, withdrawals and flexibility are recorded.
Access and flexibility are different. An easy-access Cash ISA may let you withdraw immediately but still treat money paid back in as a new subscription. A flexible ISA has specific ISA-allowance replacement rules.

How the £20,000 Cash ISA Allowance Works in 2026/27

The overall adult ISA subscription limit for the tax year from 6 April 2026 to 5 April 2027 is £20,000. The limit applies to new subscriptions, not the value of old ISA money already built up in previous years.

£20,000 Maximum overall adult ISA subscriptions for 2026/27.
6 April Start of each UK tax year.
5 April Last day to use that tax year’s allowance.
£0 rollover Unused annual allowance does not carry into the next tax year.

Examples

One Cash ISA You could subscribe the full £20,000 to one eligible Cash ISA.
More than one Cash ISA You could put £8,000 into one Cash ISA and £7,000 into another, leaving £5,000 of the overall ISA allowance available.
Cash + investments You could use part of the allowance for a Cash ISA and part for a Stocks and Shares ISA, provided the total stays within £20,000.
Old ISA transfer Moving previous-tax-year ISA money through the formal transfer process does not normally use the new £20,000 annual subscription allowance.
Do not double-count interest. Interest earned inside the ISA does not use more of your annual ISA allowance. The allowance concerns qualifying subscriptions you make.

Important Cash ISA Change Announced for 6 April 2027

The current £20,000 rule applies to the 2026/27 tax year. The government has announced a different Cash ISA framework from 6 April 2027, so do not apply next year’s limits to money you are saving now.

Current 2026/27 rule

  • Overall adult ISA limit: £20,000.
  • Cash ISA subscriptions can currently use up to that overall limit.
  • Cash can be split across multiple eligible ISAs under current rules.

Announced from 6 April 2027

  • Under age 65: Cash ISA limit £12,000.
  • Age 65 or over: Cash ISA limit remains £20,000.
  • Overall ISA limit remains £20,000.
  • New restrictions are planned on transfers from non-Cash ISAs into Cash ISAs.
Check again before the 2027/28 tax year. HMRC’s June 2026 factsheet says technical regulations are part of the implementation process. Anyone making a transfer or subscription after 5 April 2027 should use the final rules in force at that time.

How to Transfer a Cash ISA Without Losing the ISA Wrapper

The safest way to move existing ISA savings is to apply to the new provider and ask it to carry out an ISA transfer. The providers then move the money through the ISA transfer process.

15 working days GOV.UK target for transfers between Cash ISAs.
30 calendar days GOV.UK target for transfers involving other ISA types.
All or part ISA rules can permit full or partial transfers, but providers can impose product-specific restrictions.
Common mistake: transferring is not the same as withdrawing. If you send ISA money to your ordinary current account and later pay it into another ISA, you may use fresh allowance or lose the protected status of old ISA money. Flexible ISAs have special rules, but do not assume flexibility unless the provider confirms it.

Current-year vs previous-year money

Current tax-year subscriptions

HMRC rules now permit current-year ISA money to be transferred in whole or in part, subject to the terms of the providers involved. A receiving provider does not have to support every possible partial transfer.

Previous tax-year subscriptions

Previous-year ISA savings can normally be transferred without using the current year’s new-subscription allowance. You may be able to transfer all or only part, depending on product terms.

Cash ISA Withdrawals: Flexible vs Non-Flexible Accounts

You can normally ask to take money from a Cash ISA, but the product may impose an interest penalty, require full closure or reduce the interest rate after a certain number of withdrawals.

Separately, you need to know whether the ISA is flexible. Flexibility affects how withdrawn money interacts with your ISA allowance when you replace it.

Flexible Cash ISA

Eligible withdrawals can be replaced under flexible ISA rules without the replacement necessarily counting as another new subscription.

Always check the provider’s specific flexible ISA terms and replacement deadline.

Non-flexible Cash ISA

Taking money out does not automatically restore the allowance you already used. Paying money back can therefore count as another subscription.

Easy withdrawal access does not make an ISA flexible.

Simple £10,000 example

You subscribe £10,000 That initially uses £10,000 of the current £20,000 overall allowance.
You withdraw £3,000 The account still keeps ISA tax treatment on the money remaining inside it.
Flexible ISA Subject to the flexibility rules, you can replace eligible withdrawn money during the tax year without it consuming another £3,000 of allowance.
Non-flexible ISA The £3,000 withdrawal does not simply restore £3,000 of allowance. A later deposit can use additional annual allowance.

Fixed Cash ISA Early-Access Charges Can Be Expensive

A fixed Cash ISA normally gives you certainty over the interest rate in return for restricting access. Providers handle early access differently, so the number of days’ lost interest matters.

West Brom 5-year example Current product terms show a 365-day loss of interest for early access.
Leeds 1-year example Current fixed Cash ISA terms show a 90-day interest charge on withdrawals or transfers before maturity.
Leeds longer terms Current fixed ISA penalties increase with term, including 180, 270 and 365 days’ interest on selected products.
Coventry fixed ISAs Some current Coventry products do not permit partial withdrawal after the cancellation period; full closure can carry an interest charge.
You can sometimes get back less than you deposited. If a fixed ISA charges more interest than the account has earned so far, the provider’s terms may allow the remaining charge to be taken from capital. Read the Summary Box before committing emergency savings to a long fix.

Cash ISA vs Ordinary Savings Account: Which Tax Wrapper Matters?

A Cash ISA is not automatically better than a taxable savings account. The fair comparison is the interest you keep after tax, your Personal Savings Allowance and whether you want to protect the money from future tax as your balance grows.

£1,000 2026/27 Personal Savings Allowance for eligible basic-rate taxpayers.
£500 2026/27 Personal Savings Allowance for eligible higher-rate taxpayers.
£0 Additional-rate taxpayers do not receive a Personal Savings Allowance.
Situation
What may matter
What to compare
Small savings balance
Your ordinary savings interest may remain inside your Personal Savings Allowance.
ISA AER versus the best ordinary account AER after any tax actually due.
Higher-rate taxpayer
The £500 PSA can be used quickly when savings balances and rates are higher.
Tax-free ISA rate against the post-tax return outside the ISA.
Additional-rate taxpayer
There is no Personal Savings Allowance under current rules.
ISA tax shelter can therefore become relevant at much lower interest amounts.
Long-term saver
Building an ISA balance can protect future interest from tax while the money remains within ISA rules.
Current rate, long-term tax value, flexibility and access.
Do not compare “tax-free” with “taxable” labels alone. If an ordinary saver pays materially more and your interest remains within available tax allowances, it can still produce a higher return. Your wider savings interest and tax position matter.

Are Building Society Cash ISAs Protected by FSCS?

Eligible Cash ISA deposits with a UK-authorised bank or building society can fall within the Financial Services Compensation Scheme deposit-protection rules.

£120,000 Current standard deposit-protection limit per eligible person, per authorised firm.
1 Dec 2025 Date the standard FSCS deposit limit increased from £85,000 to £120,000.
£1.4 million Potential temporary high-balance protection for qualifying life events, subject to FSCS rules.
The limit is not £120,000 per account. It generally applies per eligible person, per authorised firm. Different brands can sometimes share the same banking authorisation, so balances may need to be added together.

Before Opening a Building Society Cash ISA

A few checks before applying can prevent a transfer delay, rejected application or unexpected withdrawal penalty.

Confirm your remaining ISA allowance for 2026/27.
Decide whether the money is emergency savings or genuinely long-term.
Compare tax-free AER rather than account name.
Check the minimum opening deposit.
Check the maximum account balance.
Read the funding deadline for limited-issue products.
Check whether current-year transfers are accepted.
Check whether previous-year transfers are accepted.
Confirm whether the ISA is flexible.
Read every withdrawal or early-closure charge.
Check online, branch and postal management options.
Check the FSCS authorisation before holding a large balance.

Common Cash ISA Mistakes

Withdrawing instead of transferring Use the receiving provider’s formal ISA transfer process when you want to preserve the existing ISA wrapper.
Assuming easy access means flexible Flexibility is an ISA feature that must be confirmed in the product terms.
Choosing the highest fixed rate A long fixed term can be poor value if you later pay hundreds of days’ interest to access the money.
Ignoring the funding window Limited-issue fixed ISAs can stop accepting new money shortly after launch.
Using an old product rate Issue numbers matter. A provider may have several accounts with nearly identical names but different rates.
Forgetting the overall ISA allowance Using several providers does not give you a fresh £20,000 allowance with each one.
Assuming ISA is always highest return Compare ordinary savings rates and your actual tax position before deciding.
Ignoring shared FSCS licences Protection is based on the authorised firm, not simply the number of brands or accounts you use.

What Happens When a Fixed Cash ISA Matures?

A fixed ISA does not necessarily renew into another high fixed rate automatically. The provider should explain your maturity options before the term ends.

Choose another Cash ISA You may be able to move the maturity balance into another ISA product offered by the same building society.
Transfer elsewhere You can ask a new provider to transfer the matured ISA if another suitable account is available.
Default maturity account If you give no instruction, providers can move the money to a designated maturity or easy-access ISA under their terms.
Withdraw the money You can take cash out, but money removed from the ISA wrapper can lose the long-term ISA tax shelter unless flexible replacement rules apply.
Set a maturity reminder. Review your options before the fixed term ends instead of discovering months later that the money moved onto a much lower variable rate.

Building Society Cash ISA FAQs

1. How much can I put into a Cash ISA in the 2026/27 tax year?

The overall adult ISA allowance for the 2026/27 tax year is £20,000. You can use all or part of that allowance for Cash ISA subscriptions, subject to the overall ISA rules and any provider-specific account limits.

2. Can I have more than one Cash ISA in 2026?

Yes. Current ISA rules allow adults to subscribe to multiple Cash ISAs, including with different providers, provided total subscriptions across their ISAs stay within the applicable overall annual allowance. Individual providers can still impose their own product restrictions.

3. Are building society Cash ISA rates always better than bank Cash ISA rates?

No. Mutual ownership does not guarantee a higher savings rate. Compare the live AER, access conditions, transfer rules, minimum deposit and early-withdrawal penalties across both banks and building societies.

4. How do I transfer a Cash ISA to another building society?

Apply to the new provider and use its formal ISA transfer process. The receiving provider normally contacts your existing provider and arranges the transfer. Do not simply withdraw the money into a normal bank account if you want to preserve the ISA wrapper.

5. How long should a Cash ISA transfer take?

GOV.UK says transfers between Cash ISAs should normally take no longer than 15 working days. Transfers involving other ISA types have a 30-calendar-day guideline. Contact the provider if the transfer takes longer.

6. What is a flexible Cash ISA?

A flexible Cash ISA allows eligible withdrawn money to be replaced under the flexible ISA rules without the replacement necessarily using additional annual ISA allowance. The exact replacement rules depend on the type of money withdrawn and the provider’s terms.

7. Can I withdraw money from a fixed Cash ISA?

Many fixed Cash ISAs allow some form of early access or closure, but an interest penalty can apply. Some providers allow partial withdrawals while others may require full closure. Read the account’s Summary Box before opening it.

8. Is a Cash ISA better than a normal savings account?

Not always. A normal savings account can pay a higher rate, and some savers pay no tax on their ordinary savings interest because it falls within the Personal Savings Allowance. Compare the return you actually keep, access rules and the long-term value of the ISA tax wrapper.

9. How much Cash ISA money is protected by FSCS?

The current standard FSCS deposit-protection limit is £120,000 per eligible person, per authorised firm. Cash ISAs can fall within deposit protection, but different brands can share one authorisation, so check the FSCS protection checker when holding large balances.

10. Is the Cash ISA allowance changing in April 2027?

The government has announced that from 6 April 2027 the Cash ISA limit for people under 65 will be £12,000 within the £20,000 overall ISA limit, while those aged 65 or over will retain a £20,000 Cash ISA limit. Check the final rules before making 2027/28 subscriptions or transfers.
