Building Society Easy Access Cash ISA: Rates & Withdrawal Guide

A building society easy access Cash ISA lets you earn tax-free interest while keeping access to your savings, but “easy access” does not always mean unlimited withdrawals or a flexible ISA. Some of the higher-paying accounts currently allow only two or three withdrawals before different rules apply.

The useful comparison is therefore rate plus access. In the building-society accounts reviewed for this guide, current variable Cash ISA rates range from about 1.50% AER on unrestricted accounts to above 4% on higher-paying online or limited-access products.

Rate warning: Cash ISA rates shown below were checked against official provider information around 22 September 2026. Variable rates can change and limited issues can close quickly, so reopen the provider’s live product page before applying or transferring an ISA.

Editorial review: 22 September 2026. Current ISA rules, withdrawal rules, ISA transfers, the £120,000 FSCS deposit limit and the announced Cash ISA changes from 6 April 2027 were also checked.

Easy Access Cash ISA: Quick Answers

Highest unrestricted example reviewed Leeds Building Society Online Access Cash ISA currently pays 4.16% tax-free/AER variable with unlimited withdrawals, subject to a £1,000 minimum operating balance.
Higher limited-access example Principality Online Bonus Triple Access Cash ISA currently pays 4.25% tax-free/AER variable with three withdrawals each tax year.
2026/27 ISA allowance £20,000 overall adult ISA subscription allowance for the tax year ending 5 April 2027.
From 6 April 2027 The annual Cash ISA subscription limit is due to become £12,000 for people under 65, while those aged 65 or over retain a £20,000 Cash ISA limit.
FSCS protection Eligible deposits are protected up to £120,000 per eligible person, per authorised firm, subject to FSCS rules.
Current Bank Rate 3.75% after the Bank of England decision announced on 17 September 2026.
Most important distinction: an ISA can allow easy withdrawals without being a flexible ISA. Flexibility is specifically about whether money withdrawn can be replaced in the same tax year without using additional ISA allowance.

Building Society Easy Access Cash ISAs With Unlimited Withdrawals

If the money is an emergency fund, unrestricted access can matter more than squeezing out the final fraction of a percentage point. These examples currently allow repeated withdrawals without a fixed-rate early-access penalty.

Cash ISA
Rate
Access
Important condition
Leeds Building Society
Online Access Cash ISA
4.16% AER
Unlimited withdrawals
£1,000 minimum operating balance. Withdrawals go to your nominated account. This is not a flexible ISA, so withdrawn money cannot simply be replaced without affecting ISA allowance.
Skipton Building Society
Cash ISA Saver
2.05% AER
Flexible withdrawals
Save from £1. Skipton states that its easy-access Cash ISAs are flexible, so qualifying withdrawals can be replaced during the same tax year.
Coventry Building Society
Easy Access ISA (12)
2.00% AER
Unlimited charge-free access
Flexible ISA. Current and previous-year ISA transfers are accepted subject to Coventry’s product terms.
Newcastle Building Society
Newcastle Easy Saver ISA (Issue 5)
1.80% AER
Take money out anytime
Variable tax-free rate, opens from £1 and is currently available online or in branch.
West Brom Building Society
West Brom Saver ISA
1.50% AER
Withdraw anytime
Save from £1. Variable tax-free account with branch and postal management under the current terms.
Why Leeds stands out: its current 4.16% AER is much higher than several other unrestricted building-society Cash ISAs reviewed here. The trade-off is a £1,000 minimum operating balance, online management, a maturity date and non-flexible ISA status.

Higher Cash ISA Rates With Withdrawal Limits

Limited-access Cash ISAs can pay more when you expect only occasional withdrawals. They are still accessible, but the number of withdrawals matters.

Cash ISA
Rate
Access
What to know
Principality
Online Bonus Triple Access Cash ISA
4.25% AER
3 withdrawals each tax year
Flexible ISA. Current rate includes a 1.90% variable bonus for the first 12 months; current underlying rate after that is 2.35% AER.
Skipton Building Society
Two Access Cash ISA Saver
3.90% AER
2 withdrawals per year plus closure
Save from £1. Skipton’s current easy-access ISA range is flexible, but this product limits normal withdrawal frequency during its term.
Skipton Building Society
Four Access Cash ISA Saver
3.65% AER
4 withdrawals per year plus closure
Flexible ISA with a 12-month term. A useful middle ground if two withdrawals are too restrictive.
Newcastle Building Society
Double Access ISA (Issue 4)
3.45% AER
2 withdrawals each anniversary year
Current rate drops to 1.70% AER when three or more withdrawals are made under the published terms.
Nationwide
1 Year Triple Access ISA
3.30% AER
3 withdrawals at higher rate
A fourth withdrawal currently reduces the variable rate to 1.05% AER for the rest of the one-year term.
Skipton Building Society
Six Access Cash ISA Saver
3.30% AER
6 withdrawals per year plus closure
More access than Skipton’s two- and four-access products, but at a lower current variable rate.
West Brom
Limited Access ISA (Issue 1)
2.00% AER
Up to 6 withdrawals at higher rate
Seven or more withdrawals currently reduce the variable rate to 1.40% AER.
Limited access is not the same as fixed term. These accounts generally let you get at your money, but extra withdrawals can reduce the interest rate, require closure or otherwise change the product outcome.

These illustrations assume £20,000 stays in the account for a full year, no withdrawal changes the rate and the advertised variable rate remains unchanged. Actual returns can differ.

Cash ISA interest is tax-free, so it does not use your Personal Savings Allowance. That can become more valuable as your taxable savings balance grows.

Flexible Cash ISA vs Easy Access Cash ISA: They Are Not the Same Thing

This is one of the easiest ISA rules to misunderstand. Easy access describes your ability to withdraw money. Flexible describes what happens to your annual ISA allowance after a withdrawal.

Flexible ISA

A flexible ISA can let you withdraw money and replace that withdrawn amount during the same tax year without the replacement using extra annual ISA allowance, provided the provider’s flexibility rules are followed.

Current examples reviewed here include Skipton Cash ISA Saver, Skipton’s limited-access easy-access Cash ISAs, Coventry Easy Access ISA and Principality Online Bonus Triple Access Cash ISA.

Non-flexible ISA

You can still withdraw money if the account terms permit it, but putting that cash back normally counts as a new ISA subscription.

Leeds explicitly states that its current Online Access Cash ISA is not flexible, despite allowing withdrawals.

£15,000 paid in You have used £15,000 of the current £20,000 ISA allowance.
£10,000 withdrawn You then need some of the money during the same tax year.
Flexible ISA You could potentially replace the £10,000 and still use your remaining £5,000 allowance during that tax year.
Non-flexible ISA The withdrawal does not restore the allowance; only the unused £5,000 remains available for new subscriptions.

How Easy Access Cash ISA Withdrawals Actually Work

Withdrawal freedom has several layers. Check the number of withdrawals, where the money can be sent, whether closure counts as a withdrawal and whether the account has a minimum balance.

Unlimited withdrawals You can take money out repeatedly, subject to the account’s payment method and minimum-balance rules.
Withdrawal count Some accounts count every withdrawal; others set an annual or tax-year allowance.
Closure Some limited-access accounts separately permit account closure even after the normal withdrawal allocation has been used.
Rate reduction Nationwide and Newcastle currently reduce the rate after the published number of withdrawals is exceeded.
Nominated account Online accounts may require withdrawals to go to a bank account already registered in your name.
Minimum balance Leeds currently reduces its Online Access Cash ISA rate to 0.05% if the balance falls below £1,000.
If this ISA contains your emergency savings, test the access rule against a difficult year rather than a normal month. Boiler repair, car repair, dental costs and a broken appliance can easily use several withdrawals.

How to Transfer an Existing Cash ISA Without Losing the Wrapper

If you already have an ISA elsewhere, use the new provider’s formal ISA transfer process. Do not normally withdraw the balance into your current account and then pay it manually into the new ISA.

GOV.UK states that you can transfer all or part of ISA savings between providers, subject to the receiving account and provider rules. Cash-to-Cash ISA transfers should normally take no longer than 15 working days.

Previous-year ISA money: transferring savings built up in earlier tax years does not normally use this year’s £20,000 ISA subscription allowance, although the receiving account can impose its own product limits.

Cash ISA Allowance for the 2026/27 Tax Year

For the tax year from 6 April 2026 to 5 April 2027, the overall adult ISA subscription allowance remains £20,000.

£20,000 Overall adult ISA subscription allowance for 2026/27.
6 April 2026 Start of the current tax year.
5 April 2027 Last day of the current tax year.
18+ Normal minimum age to open and subscribe to an adult Cash ISA.

HMRC rules allow adults to subscribe to more than one ISA of the same type during a tax year, provided the overall limits are not exceeded. However, individual building societies can impose stricter product rules.

Provider rule example: Principality currently states that customers may pay the current year’s ISA allowance into only one Principality Cash ISA. Always distinguish HMRC’s overall ISA rules from a provider’s own account conditions.

Important Cash ISA Change From 6 April 2027

The current 2026/27 £20,000 rule still applies until 5 April 2027. From 6 April 2027, the Government’s published ISA changes introduce a separate Cash ISA subscription limit based on age.

Under age 65

£12,000 annual Cash ISA limit from 6 April 2027 within the continuing £20,000 overall adult ISA allowance.

Age 65 or over

£20,000 annual Cash ISA limit remains available under the published 2027 rules.

The 2027 reform also changes some ISA transfer rules. In particular, the published rules restrict transfers from non-Cash ISAs into Cash ISAs for investors below age 65 from April 2027. Check the final current GOV.UK rules when making a transfer after that date.

Easy Access Cash ISA vs Ordinary Easy Access Savings Account

A Cash ISA is not automatically the highest-paying place for your money. The main advantage is that the interest remains tax-free inside the ISA.

Cash ISA may matter more when

  • You already use most or all of your Personal Savings Allowance.
  • You expect the savings balance to remain high for several years.
  • You want to preserve a growing pool of tax-free cash savings.
  • Your taxable savings interest is likely to increase.
  • You want to transfer existing ISA money without removing it from the tax wrapper.

Ordinary easy access may compete when

  • The non-ISA rate is materially higher.
  • Your savings interest stays within your available tax-free allowances.
  • You do not need to preserve existing ISA money.
  • You value unrestricted deposits without ISA subscription limits.
  • The account has better access conditions for your needs.
Real-world example: Leeds currently shows 4.20% AER on its Online Access Saver and 4.16% tax-free/AER on its Online Access Cash ISA. On £20,000, that is only about £8 difference in headline annual interest before considering any tax due on the ordinary saver.

FSCS Protection for Building Society Cash ISAs

Cash held in an eligible Cash ISA with a UK-authorised building society is normally treated as a deposit for FSCS purposes.

£120,000 Standard deposit protection per eligible person, per authorised firm.
Not per account Your Cash ISA and ordinary savings with the same authorised firm are generally added together.
1 December 2025 Date the standard UK deposit-protection limit increased from £85,000 to £120,000.
Example: £80,000 in a Cash ISA plus £60,000 in ordinary savings with the same authorised building society is £140,000 in combined deposits. Do not assume both accounts receive a separate £120,000 standard limit.

Common Easy Access Cash ISA Mistakes

Assuming easy access means flexible Leeds currently allows withdrawals but explicitly states that its Online Access Cash ISA is not flexible.
Withdrawing an ISA to switch Use the receiving provider’s ISA transfer process if you want to preserve the tax wrapper.
Ignoring a bonus end date Principality’s 4.25% headline rate currently includes a 12-month bonus.
Using emergency money in a two-access account A higher AER may not compensate for a withdrawal rule that does not fit your life.
Forgetting the minimum balance Leeds currently reduces its rate sharply when the balance falls below £1,000.
Confusing a variable rate with a fixed rate Most easy-access Cash ISA rates can move even when the account has a stated 12-month term or maturity date.
Applying the £12,000 rule too early The reduced under-65 Cash ISA limit begins on 6 April 2027, not during the current 2026/27 tax year.
Assuming FSCS applies separately to every account The standard £120,000 deposit limit normally applies across eligible deposits with the same authorised firm.

Building Society Easy Access Cash ISA FAQs

1. What is a building society easy access Cash ISA?

It is a Cash ISA offered by a building society that pays tax-free interest while allowing access to your savings. Access rules vary: some accounts permit unlimited withdrawals while others pay a higher rate in exchange for limiting how often you take money out.

2. Which building society easy access Cash ISA has the highest unrestricted rate in this comparison?

Among the unrestricted accounts reviewed for this article, Leeds Building Society Online Access Cash ISA currently pays 4.16% tax-free/AER variable with unlimited withdrawals. It requires a £1,000 minimum operating balance and is not a flexible ISA. This is not a whole-of-market claim and the rate can change.

3. Is an easy access Cash ISA always a flexible ISA?

No. Easy access refers to withdrawing money, while flexible ISA status determines whether withdrawn money can be replaced during the same tax year without using additional ISA allowance. Leeds currently offers an easy-access ISA that is specifically described as non-flexible.

4. What is the Cash ISA allowance for 2026/27?

The overall adult ISA subscription allowance for the 2026/27 tax year is £20,000. The tax year runs from 6 April 2026 to 5 April 2027.

5. Is the Cash ISA allowance changing in April 2027?

Yes. From 6 April 2027, the published rules reduce the annual Cash ISA subscription limit to £12,000 for people under age 65, within the £20,000 overall ISA allowance. People aged 65 or over retain a £20,000 Cash ISA limit.

6. Can I pay into more than one Cash ISA in the same tax year?

HMRC rules allow adults to subscribe to multiple ISAs of the same type within the overall annual limits. Individual providers can impose stricter product rules, so check each building society’s terms before paying into another Cash ISA.

7. Can I withdraw money from a Cash ISA without paying tax?

Withdrawing money does not retrospectively make the interest already earned inside the Cash ISA taxable. However, the account may restrict withdrawals and a non-flexible ISA may not allow withdrawn money to be replaced without using additional current-year ISA allowance.

8. How do I transfer an existing Cash ISA to another building society?

Start the transfer through the new ISA provider. The new building society will arrange the transfer with the old provider. Do not normally withdraw the balance into your current account first if you want to preserve its ISA status.

9. How much Cash ISA money is protected by FSCS?

The standard FSCS deposit-protection limit is currently £120,000 per eligible person, per authorised firm. Cash ISA balances normally count together with other eligible deposits you hold under the same banking licence.

10. Is an easy access Cash ISA better than a normal easy access savings account?

Not automatically. A Cash ISA keeps interest tax-free, while an ordinary easy-access account may offer a higher rate. Compare the net interest you expect to keep, your available Personal Savings Allowance, withdrawal rules, flexible-ISA value and the current rates before choosing.
