Ecology Building Society: Savings, Mortgages & Green Finance

Independent UK Ethical Savings & Sustainable Mortgage Guide

Ecology Building Society: Savings, Mortgages & Green Finance

Ecology Building Society is different from a typical high-street lender. Its savings fund mortgages for projects such as energy-efficient homes, self-builds, major renovations, conversions, affordable housing and community-led developments, so people searching for Ecology often care about both the financial terms and what their money supports.

This guide explains the current savings choices, specialist mortgage routes, C-Change energy-efficiency discounts, new Online Service, first high-street branch in Porth and the practical checks to make before opening an account or committing to a green building project.

Meaningful editorial review: 16 September 2026. Savings rates, mortgage rates, product availability, EPC criteria and lending terms can change. Current-rate examples below are a dated snapshot, not a promise of the rate available when you apply.

Ecology Building Society: Quick Answers

Member Services 01535 650 770.
Telephone hours Monday-Friday 9am-5pm, except Tuesday when lines open at 10am. Bank holidays excluded.
Head office Ellis House, 7 Belton Road, Silsden, Keighley, West Yorkshire, BD20 0EE.
First high-street branch 44 Hannah Street, Porth, Rhondda Cynon Taf, CF39 9RA, opened in April 2026.

Regulation Authorised by the PRA and regulated by the FCA and PRA. Financial Services Register number 162090.
Fast answer: choose Ecology because its products fit your financial needs first, then consider the environmental benefit. A savings account should still match the access you need, and a green mortgage still has to be affordable and suitable for the property and project.

What Makes Ecology Building Society Different?

Ecology began trading in 1981 after its founders identified a gap in mortgage finance for properties needing extensive environmentally minded renovation. Its purpose remains unusually specific: savings are used to support mortgage lending for homes and projects intended to deliver environmental or social benefit.

That does not mean every Ecology product will beat the wider market on price. The practical difference is that a saver can trace the Society’s funding model more directly: members place savings with Ecology and the Society uses those funds to support its specialist lending.

Member owned Ecology is a mutual building society rather than a shareholder-owned bank.
Specialist property lending Its range includes self-build, renovation, conversion, off-site build, eco homes, shared ownership and community housing.
Ethical savings Ecology states that members’ savings are used to support its mortgage lending on properties and projects that respect the environment.
Energy-performance incentives C-Change can reduce qualifying mortgage rates after verified environmental standards or energy improvements are achieved.
Affordable housing Ecology also lends for shared ownership, Discounted Market Sale homes and community-led housing.
UK-wide projects The Society’s project map shows mortgage lending and member-supported projects across UK regions.

Ecology Building Society Savings Accounts and Current Rates

Ecology currently offers a mixture of regular savings, notice accounts, easy-access products, community-impact products and a Cash ISA. The important difference between them is not only the rate: minimum deposits and withdrawal rules vary considerably.

The rates below were checked against Ecology’s live savings pages on 16 September 2026. They are variable where stated and can change after this page is published.

Savings product
Rate checked
Opening amount
Access rule
Ecology Regular Saver
6.00% AER/gross variable
£10 minimum
Save up to £200 a month. No withdrawals during the 12-month term unless the account is closed.
180-Day Notice
3.60% AER/gross variable
£1,000 minimum
Unlimited withdrawals after 180 days’ notice.
Eco Double Access Saver
3.45% AER variable
£1,000 minimum
Up to two penalty-free withdrawals per calendar year.
Ecology Cash ISA
3.05% AER tax-free variable
£25 minimum
No-notice withdrawals, subject to ISA rules and the account’s non-flexible replacement treatment.
Regular Savings Account
3.00% AER/gross variable
£10 minimum
Up to £250 per month with two withdrawals per calendar year.
35-Day Notice
2.75% AER/gross variable
£500 minimum
Unlimited withdrawals after giving 35 days’ notice.
Easy Access
2.30% AER/gross variable
£25 minimum
Unlimited easy-access withdrawals.
Do not confuse Ecology’s two regular-saving products. The live range currently includes a newer 12-month Ecology Regular Saver paying a higher rate with no normal withdrawals, as well as the separate ongoing Regular Savings Account with a different monthly limit and withdrawal rules.

Which Ecology Savings Account Fits Your Goal?

Building savings monthly The 6.00% Ecology Regular Saver is designed for monthly saving up to £200, but normal withdrawals are not available during its 12-month term.
Emergency cash Easy Access is structurally simpler when you may need repeated withdrawals without notice.
Higher rate with limited access Eco Double Access currently permits two penalty-free withdrawals per calendar year.
Money you can plan around 35-Day and 180-Day Notice accounts may suit money you do not expect to need immediately.
Tax-free interest The Ecology Cash ISA can shelter eligible interest from UK income tax, subject to ISA rules.
Community-impact saving Ecology also offers specific impact savings products linked to environmental charities or local community programmes.
Rate is only one part of the decision. A higher AER can be poor value if the access restriction forces you to close an account early or borrow elsewhere when you need cash.

Ecology Online Service and App: Important 2026 Registration Change

Ecology introduced a new Online Service and mobile app in 2026. This creates an important distinction between members opening accounts now and customers whose accounts were opened before 24 March 2026.

Account opened online or in the app now

  • Registration is completed as part of the digital application.
  • Your email address becomes part of your digital login setup.
  • You can use the Online Service and Ecology App where the account is eligible.
  • A linked bank account is used for supported payments and withdrawals.

Account opened before 24 March 2026

  • Existing members need to register for the new Online Service before using the new app.
  • The registration process asks for an existing 10-digit Ecology account number.
  • Ecology warns that the 9-digit customer number is not the number required for this registration step.
  • Each person using a joint account digitally needs a unique email address where supported.
Joint-account limitation: Ecology currently states that new joint accounts cannot be opened through the Online Service or app. Joint-account applications are made by post. Joint accounts opened after 24 March 2026 also currently have digital-service restrictions, so confirm the latest position before applying.
App and web service Ecology says eligible members can switch between the app and Online Service.
Linked account Withdrawals from supported savings accounts are paid to the linked bank account held on your Ecology profile.
One phone Ecology currently limits the app to one mobile phone per registered individual for security reasons.
Password forgotten? Reset the password through the website Online Service; Ecology says the app will then use the updated credentials.

Ecology Cash ISA: Rate, Allowance and Transfers

Ecology’s Cash ISA currently pays 3.05% AER tax-free variable, with a £25 minimum balance. The published ISA allowance for the 2026/27 tax year is £20,000.

Ecology accepts transfers from previous years’ Cash ISAs. The account permits withdrawals, but Ecology’s published terms explain that withdrawn money cannot automatically be replaced outside the normal ISA subscription allowance in the way a flexible ISA would allow.

Current rate checked 3.05% AER/tax-free variable on 16 September 2026.
Minimum balance £25.
2026/27 allowance Up to £20,000 across your ISA subscriptions, subject to current UK ISA rules.
Transfers in Transfers from previous years’ Cash ISAs are accepted under Ecology’s published process.
ISA transfer mistake to avoid: if you want to preserve the tax-free status of existing ISA savings, use the receiving provider’s formal ISA transfer process. Do not simply withdraw old ISA money into your current account and assume you can put it back without affecting your allowance.

Ecology Building Society Mortgages: More Than a Standard House Purchase

Ecology’s mortgage range is aimed at properties or housing models that meet particular environmental or social criteria. This is where the Society differs most clearly from many mainstream lenders.

Self-build For borrowers building energy-efficient homes, including projects using non-standard construction methods.
Renovation For refurbishment, retrofit, structural work, neglected properties and projects intended to improve energy performance.
Off-site build For qualifying modular, prefabricated and other modern construction approaches.
Conversion For qualifying projects converting an existing building into residential use while meeting Ecology’s criteria.
Eco Home For buying or remortgaging an already energy-efficient home, including qualifying modern and non-standard construction.
Shared Ownership Specialist lending for qualifying energy-efficient shared-ownership homes.
Affordable Local Homes For qualifying Discounted Market Sale homes operated under local affordable-housing arrangements.
Community Living Designed for individuals buying a private home within qualifying co-housing communities.
Community & commercial Ecology also considers qualifying community-led housing and sustainable commercial projects.

Mortgage rates move frequently. Do not use the table above as a quotation. Check the individual product page for the current interest rate, APRC, application fee, minimum rate, valuation fee, early repayment charge and exact lending criteria before making a decision.
Mortgage warning: your home may be repossessed if you do not keep up repayments on your mortgage. A lower environmental-impact property does not remove normal affordability, valuation, legal or repayment risks.

How Ecology’s C-Change Mortgage Discounts Work

C-Change is Ecology’s mechanism for linking part of a borrower’s mortgage rate to verified environmental performance. The discount is not simply awarded because a borrower intends to make a property greener; Ecology requires evidence after the project reaches the qualifying standard.

Ecology currently states that qualifying borrowers can receive up to a 1.50 percentage-point discount against the relevant standard variable rate, depending on the final energy standard or retrofit achievement.

Ecology also recognises certain specialist standards, including qualifying AECB and Passivhaus retrofit standards. The applicable discount depends on the mortgage route and evidence, so check the current C-Change table rather than assuming every green improvement qualifies.

What “Green Finance” Means at Ecology

On this page, green finance does not mean simply putting a green label on an ordinary account. Ecology links the two sides of its mutual model: saver deposits provide funding for mortgages, while mortgage eligibility focuses on projects intended to improve environmental performance or deliver wider social value.

1. Members save Customers place eligible savings with Ecology through regular savings, easy-access, notice, ISA and impact accounts.
2. Ecology lends The Society uses member funding to support qualifying mortgages and projects such as self-build, retrofit and community housing.
3. Projects create impact Borrowers build, renovate or finance homes and community projects that meet Ecology’s lending and environmental criteria.

Ecology’s Published 2025 Impact Snapshot

£233 million Mortgage assets reported at year end 2025.
£31m+ New lending completed during 2025.
92 Properties and projects supported by new lending during 2025.
37.3% Reported reduction in financed-emissions intensity from Ecology’s 2019 baseline to 2025.
5,000+ Projects Ecology says it has supported since it began trading in 1981.
A useful transparency feature: Ecology publishes a “See where your money goes” map showing projects supported across UK regions. This is more useful than relying only on broad environmental marketing because savers can inspect examples of the lending their deposits help fund.

Before You Ask Ecology About a Mortgage

Ecology’s mortgages are specialist products, so details about the property and intended works can matter much earlier than they might with a standard high-street mortgage.

Purchase price or current property value.
Deposit or existing equity.
Income, regular commitments and household expenditure.
Current or predicted EPC where relevant.
Plans, specifications or schedule of works for a renovation or build.
Build method, particularly for non-standard construction.
Planning permission and building-control position where relevant.
Build warranty or professional certification where required.
Expected project cost and contingency budget.
Target environmental standard such as EPC, Passivhaus or AECB.
Tenure and any affordable-housing or co-housing restrictions.
Whether staged mortgage funding will be needed during works.
Do not design a project around a mortgage product before checking eligibility. Non-standard construction, unusual tenure, planning restrictions, valuation concerns, affordability or the timing of stage payments can affect whether Ecology can lend.

Ecology’s Porth Branch: First High-Street Location

Ecology opened its first-ever high-street branch at 44 Hannah Street in Porth, South Wales on 20 April 2026. It offers face-to-face support for savings and mortgage enquiries and includes community space.

The branch also hosts OneBanx kiosks for cash deposits and withdrawals. Ecology states that the kiosk service can be used by local residents and businesses even if they are not Ecology customers, subject to the OneBanx service requirements.

Is Ecology Building Society Covered by FSCS?

Yes. Ecology currently states that eligible deposits are protected by the Financial Services Compensation Scheme up to a total of £120,000 per eligible depositor under the standard deposit-protection limit.

Standard protection Up to £120,000 of eligible deposits per eligible person with Ecology, subject to FSCS rules.
Above the limit Ecology warns that deposits above the applicable limit are unlikely to be covered under normal protection.
Temporary high balances Separate FSCS provisions can apply to qualifying temporary high balances. Check directly with FSCS if this may affect you.
Maximum product balance is not the same as maximum FSCS protection. Several Ecology savings products allow balances much larger than £120,000. That does not mean the whole permitted account balance receives standard FSCS protection.

Common Ecology Building Society Mistakes to Avoid

Choosing by ethics alone Environmental purpose does not replace normal comparison of rate, access, fees, tax treatment and financial suitability.
Mixing up the two regular savers The 6% 12-month Ecology Regular Saver and the separate Regular Savings Account have different deposit and withdrawal rules.
Using a 9-digit customer number to register Ecology’s new Online Service registration instructions ask existing members for a 10-digit account number.
Assuming a joint account works online Current digital restrictions apply to certain joint-account applications and accounts opened after 24 March 2026.
Withdrawing an ISA to transfer it Use the formal ISA transfer process when preserving tax-free ISA status matters.
Budgeting on a future C-Change discount The required final environmental performance must be evidenced before the relevant discount is applied.
Ignoring project-stage cash flow Self-build and major renovation projects may need careful timing between mortgage stage payments, invoices and your own funds.
Assuming every green home qualifies Each mortgage has its own EPC, LTV, property-type, affordability and construction requirements.

When Ecology May Be Worth Exploring

Ecology may be relevant when

  • You want savings linked to clearly described sustainable lending.
  • You are planning an energy-efficient self-build.
  • You are buying or restoring a property needing major renovation.
  • Your property uses qualifying non-standard or modern construction.
  • You are buying within a co-housing or community-led scheme.
  • You need finance for a qualifying Discounted Market Sale property.
  • You expect a project to achieve a recognised high energy standard.

Compare the wider market when

  • Your only priority is the highest available savings rate.
  • You want a conventional mortgage on a property with no relevant environmental or social criteria.
  • You need a current account, credit card or full high-street banking relationship.
  • You need more branch locations than Ecology currently provides.
  • Your property or planned works fall outside Ecology’s lending criteria.
  • A mainstream lender offers materially better overall borrowing costs for your circumstances.
